Smoke Alarm Compliance for Carindale Properties
Carindale has everything from 1970s brick homes to modern townhouse complexes. Each property type presents different compliance challenges — we handle them all.
Carindale at a Glance
- Postcode: 4152
- Council: Brisbane City Council
- Distance to CBD: ~10 km southeast
- Typical housing: Brick family homes, townhouses, units, some Queenslanders
- Common alarm need: 4–7 alarms per dwelling
Carindale is one of Brisbane’s most established eastern suburbs, anchored by Westfield Carindale — one of the largest shopping centres in southeast Queensland. But beyond the retail precinct, Carindale is a residential suburb with a genuinely mixed housing stock that spans five decades of building styles.
The older streets along Meadowlands Road, Cadogan Street and Creek Road feature 1970s and 1980s brick homes — many with their original ionisation alarms that are well past expiry and no longer compliant. The newer developments off Old Cleveland Road and around the Belmont Hills area include modern townhouse complexes and small unit blocks managed by body corporates. Each property type has different access requirements, alarm counts and installation approaches.
We are one of the most active smoke alarm installers in Carindale because we understand the full range of properties here and can handle everything from a single owner-occupied home to a 30-unit townhouse complex in a single engagement.

Carindale Property Types We Service
Different property, different approach. Here is how we handle each type in Carindale.
1970s–80s Brick Family Homes
The backbone of Carindale. These homes along Meadowlands Road, Cadogan Street and Winstanley Street almost always have expired ionisation alarms — some original from when the house was built. We remove all old alarms, patch any holes, and install a complete new wireless photoelectric system. A typical 3-bedroom brick home needs 4 to 5 alarms.
Townhouse Complexes
Carindale has dozens of townhouse complexes — particularly near Westfield and along Old Cleveland Road. We work directly with body corporate managers to coordinate access across multiple units and install in a single visit. Each townhouse is treated as a separate dwelling with its own interconnected system. Bulk pricing available for complexes of 10+ units.
Unit Blocks & Small Apartments
Carindale’s smaller unit blocks (typically 6 to 20 units) need individual alarm systems per unit. For landlords with multiple investment units in the same complex, we can install across all your units in one visit. We coordinate with tenants for access and provide certificates per unit for your property manager.
Newer Builds (2000s–2020s)
Some newer Carindale homes built after 2007 may already have compliant hardwired photoelectric alarms. However, they still need to be interconnected — many are not. We assess what you have, upgrade only what is needed, and confirm full compliance. If your alarms are under 10 years old and photoelectric, you may only need the interconnection upgrade.
Rental & Investment Properties
Carindale is popular with renters due to transport links and proximity to Westfield. Rental properties must already be compliant at every lease renewal and change of tenant — the 2027 deadline does not apply. We send certificates directly to your property manager or agent and handle tenant coordination for access.
Pre-Sale Compliance
Carindale is a high-turnover suburb with strong demand. Every property sold must have compliant smoke alarms at the point of contract. We regularly work with agents from Ray White, LJ Hooker and local Carindale offices to get homes compliant before open homes begin. Installation within 2 business days of booking.
Your Carindale Installation — What to Expect
Simple, fast, done right. Here is the process from start to finish.
Online or Phone Quote
Tell us your property type, bedrooms, storeys and suburb. We will give you a clear quote within hours — often within minutes. For body corporates and multi-unit complexes, we provide a per-unit breakdown.
On-Site Assessment & Old Alarm Removal
Our electrician walks the property, confirms the alarm count, and removes all non-compliant alarms. In Carindale, the most common finding is expired ionisation alarms hardwired into the ceiling — these come out and the old wiring is safely capped.
Install & Wirelessly Interconnect
New photoelectric alarms go in — bedrooms, hallways, every storey. The wireless RF system means no new wiring through walls or ceilings. For multi-storey Carindale homes and townhouses, we verify interconnection between levels.
Test, Certify & Clean Up
Every alarm is individually triggered and we verify all others sound simultaneously. Certificate is emailed to you (and your agent or property manager if required) the same day. We leave your home clean — no mess, no packaging left behind.

What Carindale Property Owners Say
EXCELLENT Based on Bing Reviews
“I manage a 24-unit townhouse complex off Old Cleveland Road. They installed smoke alarms across all 24 units over two days. Every owner got their own compliance certificate. Coordinating access with tenants was handled brilliantly — they worked around everyone’s schedule. Will use again for our other complex in Carina.”
“Our Carindale brick home still had the original 1985 smoke alarms — yellow and dusty. The old hardwired ones were removed and the new wireless system installed in about 90 minutes. Five alarms for a 3-bedroom home. Price was exactly what they quoted. Clean, professional, on time.”
“As a Carindale agent I need reliable tradies who can turn around compliance work before settlement. These guys have done 15+ properties for me now and I have never had a single issue. Fast booking, fast install, certificate emailed same day. They are my go-to for all smoke alarm work in Carindale.”
Frequently Asked Questions — Smoke Alarms in Carindale
Yes. We regularly install across entire complexes in Carindale — townhouses and unit blocks. We coordinate access with tenants, install over one or two days depending on the size, and provide individual compliance certificates per lot. Bulk pricing is available for complexes of 10 or more units. Contact us with the complex address and number of units for a quote.
If they are hardwired photoelectric alarms less than 10 years old and properly interconnected, they may already be compliant. But if they are ionisation type (very common in 1980s–90s Carindale homes), standalone, or past their 10-year expiry, they need replacing. We can check and advise for free.
A typical 3-bedroom two-storey Carindale townhouse needs 5 alarms and costs $500 to $600. A 2-bedroom unit typically needs 3 alarms at $300 to $350. For body corporate bulk jobs, per-unit pricing is lower. We provide a clear quote before any work begins.
Either the landlord or the property manager can book the installation. We coordinate with tenants for access and send the compliance certificate to whoever needs it — owner, property manager or agent. The landlord is ultimately responsible for ensuring the property is compliant.
Those are almost certainly ionisation alarms — the old standard. They were originally white but have yellowed from UV exposure and age over 30+ years. Ionisation alarms are no longer compliant under QLD law. They need to be replaced with photoelectric alarms. We remove and dispose of the old ones as part of the installation.
If the room is not used as a bedroom, it does not technically require its own alarm. However, if it connects to a hallway that serves bedrooms, that hallway does need one. We map the full layout during assessment to ensure every required location is covered.
Most pre-settlement installations are completed within 2 business days of booking. We understand the urgency and prioritise pre-sale work. The compliance certificate is emailed to you and your agent or conveyancer on the same day as installation.
